I have the same problem appearing.
Using the V1.2 HIDDEN patch of GCW seems to do the trick for the first problem. It seems to stop the shops from returning zero values for demand however it only does this for a little while. Somewhere between 1920 and 1930 (around 1925) the other problem seems to pop up where the farms produce 0.0 or 0.1. I was playing the game for 11 game years (1900 to 1911) when the same shop problem returned, there was zero demand.
I agree with all of you that the game is absolutely superb and thats why I am going out to buy it.
