I found the solution how to update the game using some regkey that i found in a website.
Now it is 1.05 version

dumb question but did you extract AC3_V104.rar into the conversion sub-folder from archive AC3_3DVD5_BASE_PACK_V121.rar?

Its missing the proper value for "info", thats why you get the 'compatiblity error' when trying to install an update.
Of course IF you dont have the other versions installed / updated then remove them from above lines.

"info" values:
